Terms of use

Core rules for using the houseforsaleghana.com property marketplace.

Draft website terms. Have Ghana-qualified counsel review and approve these terms before public launch.

Marketplace role

houseforsaleghana.com provides property marketing, enquiry, verification coordination, and transaction-support tools. A property listing does not by itself constitute a legal opinion, valuation, warranty, or guarantee that a transaction should proceed.

Seller responsibilities

Sellers must provide accurate information, have lawful authority to market the property, disclose material information known to them, and provide documents requested for verification or transaction support.

Buyer responsibilities

Buyers are responsible for their own legal, survey, valuation, technical, planning, financial, and other due diligence before committing funds or completing a purchase.

Verification

A Verified badge indicates that specified checks have been completed under the platform verification process. It does not guarantee title, boundary accuracy, planning compliance, property condition, absence of disputes, or successful registration.

Fees

Verify Pack pricing starts from GHS 2,500 and can vary by scope. A 2% success fee applies to sales transacted through the platform's escrow-supported transaction process unless different written terms apply. Optional marketing and third-party services are separately charged.

Third-party professionals

Lawyers, surveyors, valuers, inspectors, photographers, payment providers, and other third parties may provide independent services. Their professional responsibilities and terms may be separate from the website terms.

Acceptable use

Users must not submit fraudulent listings, impersonate others, upload unlawful content, interfere with the website, scrape data without permission, or use the platform to facilitate unlawful transactions.

Changes

The platform may update features, pricing, policies, and these terms. Material transaction-specific terms should be documented separately in writing.
